What are the benefits of a VA home loan?

  • No down payment

  • No monthly mortgage insurance

  • Competitive interest rates that can be fixed up to 30 years.  The VA loan interest rate is typically lower than a Conventional loan

  • Limited closing costs

  • Lifetime benefit meaning you can use the guaranty multiple times

What are the eligibility requirements?
Your length of service, duty status and character of service will determine if you are eligible for a VA home loan.  You may qualify for a VA home loan if you are a:

  • US military veteran

  • Active-duty military

  • Surviving spouse of a military person who died while on duty or as a result of military service

  • Reservist or National Guard member – additional requirements apply

You can check your VA benefits by contacting the VA Eligibility Center to request your Certificate of Eligibility “COE”. You can call 1-877-827-3702 or visit: https://www.va.gov/housing-assistance/home-loans/how-to-apply/

What is the Montana VA loan limit?
While the VA does not have a cap on how much you can borrow, there are limits on the amount of liability the VA can assume.  The loan limit is dependent on the location of the home.  As of January 1, 2020, the VA loan limit for all counties in Montana is $548,250.  This loan limit can be exceeded if additional requirements are met.

What are the next steps?
For any eligible veteran and their family, the VA home loan is often the best financing option available compared to the other home loan programs available. It is important to team up with a local, knowledgeable VA lender who can walk you through the next steps of a VA home loan purchase.
