 A loan is considered jumbo if the amount of the mortgage exceeds limits set by Fannie Mae and Freddie Mac — currently $548,250 for a single-family home in Montana.

Jumbo mortgages are available for primary residences, second or vacation homes and investment properties.

 USDA Rural Development loans are an affordable mortgage option for buying a home in a qualified rural area. They are backed by the U.S. Department of Agriculture. Household incomes limits due apply based on family size and the location of the home.

VA loans are issued to qualified veterans, active service members, and spouses. They’re backed by the government through the Department of Veterans Affairs (VA).


The VA offers specific guarantees to qualified veterans, active service members and surviving spouses.
